Pros and Cons of Agent Accompanied Showings


Why do some buyers and agents like or dislike agent accompanied showings? 

There are pros and cons to it. One pro is that a strong listing agent will be able to present your property to the buyers and answer all questions, as well as showcase the amenities and benefits of living there. 

There are cons, too. There are other agents in the area who will control a listing by using agent accompanied showings. The concern is that these agents may go to a property and try to get the other agent's buyer. Also, an active agent may be committed to other appointments at the time your showings are requested. Hopefully, we'll have a lot of demand for your property with our marketing and exposure, as we want maximum exposure.

The easiest way to do this is to have a lockbox on the property. We call every agent and have them communicate with our office for the showings. We tell them all about the property, the community, and the benefits. We also include a professionally produced brochure with professional photography with a detailed description. We'll also follow up to see what we can do to get a deal together. 
Agent accompanied showings have both pros and cons to consider.
Another thing to consider is that agent accompanied showings are a major red flag to agents showing homes to out-of-town buyers. They may not be able to get in and out easily. They want to be able to spend time in the home with the buyer and be comfortable within the privacy of a showing.
