The Southwest Florida real estate market has been on fire this summer. Today’s market stats are exciting! The number of closed sales has increased by 51.6%, the average sale price has risen 21.2%, and the number of homes for sale has declined 83.2% from this time last year.

Here in sunny southwest Florida, everyone’s been asking about what’s going on in our market. Are there any buyers in town? Are properties selling? Is there much inventory to choose from?
The answer to all those questions is an emphatic yes! We had a very strong end of the year, and despite everything, 2020 was an incredible year for real estate. Most of the listings we had sold, and inventory dropped down to the lowest levels we’ve seen since 2006.
Heading into 2021, we’re still in a seller’s market. Inventory is low, interest rates are low, and demand is high. We had an early start to season in the third and fourth quarters; many buyers made their purchases in time to enjoy their properties before the holidays.
If you’re a seller, get on the market as soon as possible. Why wait? Time is of the essence with Easter coming up on April 4. Prices are up, and it’s an excellent time to take advantage of the market.

2020 is wrapping up and we have our third-quarter statistics to share—I can assure you, our real estate market is strong! Despite the pandemic, the numbers are high. Sales have increased by 44% while prices have risen 17% compared to this time last year, and inventory has decreased by 61.5% since this time in 2019. If you’re even considering selling within the next year, now may be the best time. Low inventory means less competition—your home will stand out and be seen by the most motivated buyers of the year. Buyers who are active in the market right now want to close soon so they can be in their new homes by the holidays, or at least enjoy it throughout the season. Other buyers may want to close by year’s end for tax purposes.

Also, keep in mind that tons of buyers can’t find what they like and are just waiting for the right property to come onto the market. COVID-19 cases are on the rise here in Florida, but are homes still selling? The answer to that question is absolutely.

We are actually busier right now than we have been all year. I’ve sold and pended 33 homes in the last 90 days, inventory is at an all-time low, and we’re seeing multiple-offer situations everywhere.


Buyers are moving here because they want to be able to get outside if there is another lockdown.


What’s causing this flurry of activity? One factor is sellers taking their homes off the market, causing a housing market drought. We’ve had buyers make offers on properties that weren’t accepted, and there are extra buyers than normal. Buyers are coming from Miami, Fort Lauderdale, and more dense areas around the state and country and moving here to Southwest Florida. They’re choosing this area for the easy, laidback lifestyle.

Many of these buyers are moving here because they want to be able to get outside if there is another lockdown. With low inventory, low interest rates, and high demand, the time has never been better to sell for top dollar.

Before we get to real estate, I want to take a moment to wish you, your family, and your friends a happy, healthy, and safe Fourth of July holiday. As for what’s happening in the real estate market right now, we’re still very active after a busy May and June. The season was put on hold due to the pandemic, causing pent-up demand. This demand has been released in the last month and more and more homebuyers are excited about moving to Florida. This summer is on fire and we’re off to a very strong start. Buyers with vacation plans are coming down here specifically to buy a home during July and August. They want to make sure they have a place to return to in the fall.

Many of these buyers have realized that they want to make lifestyle changes because while they were sheltering in place up north, we were down here enjoying the outdoors, dining, shopping, beaches, golf, boating, and everything that the active Florida lifestyle has to offer. Now couldn’t be a better time to relocate. With many buyers homeschooling, working remotely, and taking early retirement, the options are available. COVID-19 spread throughout the country in mid-March, and the governor enacted a stay-in-place order for April. Though real estate was deemed essential, many folks from New York, New Jersey, Pennsylvania, and Illinois (to name a few) opted to shelter in place here in Florida while others left and are now returning to buy. On May 1, beaches, restaurants, shopping districts, and salons began to reopen for business. For real estate, May was an incredibly busy month!

Coronavirus: Cause for Optimism!

Things continue to look better worldwide, nationwide, and in Florida. Here’s what we’re looking at:
  • April 26 deaths in the U.S. were the lowest since March 31:


  • In Florida, April 26 saw the lowest number of reported new cases in over a month!
  • April 26 deaths in Florida (“only” 17) were the lowest since March 28.
  • Florida is doing much better than the United States overall for both infections and deaths. (FL infections per million = 1,595 vs 3,062 U.S. overall; FL deaths per million = 57 vs. 172 U.S. overall)
  • Your odds of getting Coronavirus in FL are minimal: One Floridian in 641 has tested positive.
  • Your odds of dying from Coronavirus in FL are extremely small: One Floridian in 19,000 has died from it.
The needle is moving in the right direction!

Everyone is asking me about what’s going on in the market, and what I expect will happen this summer. Right now, we’re very busy and the summer market is hot. We’re seeing a lot of buyers today after a slow start to the season. There were far fewer buyers at the beginning of the year than we usually see, but starting in April, we saw a lot more activity. That said, we’re anticipating that we’ll be extremely busy through July, August, and into the fall. This creates a huge advantage to those who choose to sell now. With little inventory on the market right now, your home will really stand out. Less competition means a faster sale and a higher price for you. Additionally, interest rates are low and projected to rise.

Recently, everyone has been asking: “What is selling, and who is buying?” Let’s talk about the second half of this question first. What we’re seeing today is the largest variety of buyers we’ve seen all year. Right now, there are a lot of locals who are looking to buy. This is especially true for locals who work in a profession dealing with seasonal folks. These locals want to buy or sell before things get too busy. Additionally, some buyers want to close before the new year due to tax purposes. Whatever the reason for moving, buyers during this time of year are more serious. Most people want to get into their new home before the holidays.

So, what’s selling in our market? Everything.


This is also the time of year when snowbirds start moving in. September of this year did go a little slowly because of the hurricane, but our October market was strong. In short, there are a lot of buyers looking in our market right now. So, what is selling? My answer to that would be: everything. People are looking for single-family homes, gated golfing communities, waterfront properties, condos, villas, and more. It all depends on the buyer. But, inventory is still very, very low. Many people are still dealing with repairs from the hurricane and have been unable to put their homes on the market. That being said, this gives you a competitive edge if you are looking to list. If your home is ready to be shown, or even if you have just minor, exterior repairs, you are in a good position. We’re actually seeing buyers look at homes that still need some small repairs. Buyers can see beyond that, since many homes in our area are dealing with the same issues. As long as repairs will be completed prior to closing, or if you as a seller are willing to put the money in escrow, most buyers will feel comfortable and ready to move forward. Today we’re going to be answering a question a lot of people have been asking me lately: “Should I list now, or wait?” In the aftermath of the storm, people are wondering if buyers are back in town. The answer is yes. In fact, we received offers within the first week after the hurricane. It’s still going to be cold up north, and buyers still want to be in Florida. We had a lot of free publicity during the storm watch, the storm itself, and even in the aftermath. People saw just what southwest Florida is made of.

Buyers have confidence in southwest Florida and all we have to offer.


Despite the news of hurricanes, buyers are still thinking of moving to our beautiful state. Buyers want to see for themselves just how gorgeous our area is. These buyers saw how fast we’ve recovered. They have confidence in southwest Florida and all we have to offer. Many sellers right now are still making repairs on damage from the storm. While the inventory is lowered as a result, now could be a great opportunity for your listing to stand out. You could see more buyers today. Supply and demand is on your side. What’s Going on in the Florida Market This Spring and Summer?


The Florida summer real estate market is hotter than ever, and now is the time to sell.

What is happening in the Florida real estate market today? Is the season over? In actuality, this year it feels as though it’s just beginning. The market is busier today than it was during what we usually consider to be the prime season.

We believe that the reason is linked to the election. A lot of buyers were hesitant and wanted to wait and see what would happen. Now we’re seeing them come out at what would typically be the end of season. 

May was unusually busy and June is off to a very strong start! In the first 22 days of the month we saw record numbers. The most recent sales data for buyers in our market shows that in Naples, 626 properties went under contract. That’s an average of 209 per week, and 28 per day. We’ve seen an almost even split among types of homes with 320 single family homes and 306 condos going under contract.

In Bonita Springs / Estero, 195 properties went under contract. That’s 65 per week and nine per day, with 108 being single family homes and 87 condos.

If you list your home now, you’ll stand out and be noticed and likely sell your home faster and at a better price.

We are seeing very serious and motivated buyers. I’ve had six offers on my listings in just this week alone. During this time of the year you’ll find that a lot of local, year round residents who are too busy to move in season are buying now. Professionals in hospitality, real estate, mortgage, insurance, education, law, accountants, medicine, and many other fields generally wait until the off-season to shop for homes due to demanding in-season schedules.Anyone with children wants to be in a new home before the new school year. Buyers want to buy now so they’ll have a home to return to in September and October. Some areas were actually busier than "prime season." With less than half the inventory to compete with today compared to February you have a chance to stand out in front of all the serious and motivated buyers. It is quality over quantity. No tire kickers or sight seers. The low-priced homes have already sold, and many of your neighbors have gone north for the summer. They’ve pulled their homes off the market, making it the perfect time for you to list your home. If you list your home now, you’ll stand out and be noticed and likely sell your home faster and at a better price than waiting until the fall when we are flooded with new inventory. Classic supply and demand means you could sell for more. Those of you who had renters in your properties during the season have maximized the return for 2017. If you sell now, you can cut out the carrying costs and put yourself much farther ahead than if you waited until next season to list your property.
This may be the best time to sell that we’ll see this year, or even next season when you will be competing with even more new construction. In the last six months, I’ve sold 46 homes. The average agent sells two to three homes per year; we do that every week! Since it only takes one buyer, why not seriously consider the opportunity this market creates for you. The big question everyone’s asking is, “How will the new president affect the 2017 real estate market?”

From all the signs we’re seeing, the outlook is positive. Whether you like him or not, Donald Trump is a real estate guy and a businessman. He’s both pro-real estate and pro-growth. With his plans to reduce taxes and increase jobs, that’s a good thing for real estate.

Naples Market Snapshot




The buzz all over town is about the real estate market. I have some good news to share with you: We’re in a strong market today! A large pool of buyers have returned to the market to look for properties.

Inventory is at an all-time low. Low inventory means higher prices. It’s classic supply and demand. We see buyers waiting for the next home to come on the market. This makes now an opportune time to list!


Additionally, the Fed increased interest rates. This forces buyers to make a decision. If they’ve pursued the opportunity to purchase a home, you know they’re serious!
