If plan to sell your house and you're also a pet owner, you probably want to prepare a little bit differently. There are three things we do to make sure our clients' homes show in tip-top condition and their pets are protected.

1. Remove signs of pet damage: This could be any signs of chewing, stains, or anything that needs to be corrected. You want to take care of it immediately.

2. Get rid of any pet odors: You need to be very objective here. If the house has an odor, you want to hire a professional who can take care of it and make sure the house is as fresh and clean as possible. It should be both pleasant and appealing to a buyer when they walk in.

Some buyers will automatically assume your home has an odor at the first sign of a pet.

3. Make a plan: Be prepared to put all pet paraphernalia away, including food and water bowls, toys, beds, blankets, and leashes. Also be prepared to take your pet out of your home during showings. If it's not possible to take them out, talk to your Realtor about showing instructions and how you can secure the safety of your pet when buyers come through. A showing should be as comfortable as possible for both the pet and the buyer. Many buyers will see a pet and automatically assume there's a smell. Some buyers have pet allergies and simply seeing a pet could cause problems that wouldn't otherwise exist.
