How do we have the most successful home showing possible? It all starts with a “yes.” When an agent wants to show your property, let them. After all, you don’t know if you’ll be able to get a second chance with that buyer. Your agent’s goal is to sell your home today, and a motivated buyer wants to find the right home as soon as possible; they don’t want to risk another day of showings and lose their perfect chance. Let’s make sure you’re in the running. Make your home accessible and available—ideally, with a key box. You want buyers to pull up and notice your great curb appeal, so manicure your lawn, freshen up your plants, and spruce up and paint your home’s exterior. Place down a brand-new welcome mat to invite buyers and their agents into the home. Open up your windows so buyers can see the great views available throughout the property. Tidy up and organize your closets, and leave the doors open. Turn on the lights to create a well-lit environment, and place air fresheners throughout the home to keep it smelling great.

I use a detailed feature sheet that outlines everything the home has to offer. When the buyer leaves, they’ll know every upgrade you have, and they’ll know why your home is a better option than your neighbor’s. If your home is listed at a higher price, you want to go into detail about each and every improvement it has; if there’s a reason why they’re paying more for your home, you want them to know it. If you have a lot of money invested in these upgrades, tell them. Show them the thousands you’ve spent on making your home as beautiful as it is. Give them the justification needed for giving you a higher price. After the buyers leave, I follow up with them. We want feedback immediately, and we want to answer any questions they have as soon as we can. By doing this, we can pave the way for them to make an offer on your home. We want them to know we’re willing to negotiate and work with them, but most importantly, we want to make sure you’re able to net the most money on your home sale.
