The difference between realizing a successful home sale and seeing your home languish away on the market comes down to five factors: 1. Location. You have shortly heard the popular expression “Location, location, location—the three biggest factors in real estate,” and while we can’t change your home’s location, we will be able to use it to our advantage in our marketing. For example, if your home is situated near a hospital, we’ll market it to those who work at that hospital. Not only that, but promoting it as a stone’s throw away from one of the top medical centers in the area is sure to be a major selling point. 2. Condition. Unlike location, you do have control over your home’s condition. It should have sparkling curb appeal, be immaculately clean inside and out, well staged, and if necessary, newly painted. 3. Terms. This starts with the flexibility, accessibility, and ease with which you offer showings. If the home is a rental, negotiate acceptable showing arrangements with renters. We have lots of experience and can help with this. In all instances, make sure any pets you have aren’t present either. When it comes to closing, keep an open mind with your terms as well. Decide how quickly you’re willing to close and if you’re open to mortgage financing. After all, with greater flexibility comes more buyers.

4. Your agent. You’ll need to enlist the help of an agent who has a proven record of success selling homes like yours. Equally important, your agent should be adept in both their negotiation and marketing techniques, and that’s something the Susan Heller Team specializes in. 5. Price. Most of all, a home that’s priced properly wins the day. On the other hand, a home that’s priced too high is probably going to repel buyers. As someone with a background in working with appraisals, I know what it’ll take to extract the most value out of your home sale.
