Based on local market trends, the answer is January, and here’s why: All of the snowbirds come down in the beginning of the year. With our seasonal market in Southwest Florida, we have a lot of buyers visiting from January to April. That four-month window is the prime time for sales in our state, making it the perfect time to have your home on the market. It’s better to list in January so you can take advantage of the four best months in real estate. Listing in March means you only have two months before buyers start to go back home.

Buyers today are serious, motivated, and ready to get into a new home.

On top of this, competition is lower now than it will be in the coming months—more sellers will soon be jumping into the market.
