What is the best month to list a home for sale? We get this question every day, and now’s the perfect time to answer it.
Based on local market trends, the answer is January, and here’s why: All of the snowbirds come down in the beginning of the year.
With our seasonal market in Southwest Florida, we have a lot of buyers visiting from January to April. That four-month window is the prime time for sales in our state, making it the perfect time to have your home on the market.
It’s better to list in January so you can take advantage of the four best months in real estate. Listing in March means you only have two months before buyers start to go back home.

On top of this, competition is lower now than it will be in the coming months—more sellers will soon be jumping into the market. When there’s less competition, your home will sell for more, which is why now’s the time to list. You’ll also reduce your carrying costs, which nets you more money in your pocket.
To make this time of year an even more perfect time to sell, buyers today are serious, motivated, and ready to get into a new home. We’re seeing homes close in as little as a week! And they’re willing to pay more for your home because they want to use it sooner. Meanwhile, a buyer in April doesn’t necessarily need a property until the following November or later.
