Whether you’re better off working with a single agent or a team depends on which side of the real estate transaction you’re on. If you’re a buyer, you might be perfectly happy working with just one agent—just don’t forget to ask them plenty of questions to make sure they’re a good fit. For example, are you comfortable with their level of experience in the areas you’re looking to buy? Are they available to show you properties in the time slots that you’re available to see them? If you want to go out and look at homes all day, is that something they can accommodate? If you’re a seller, that last point is exactly why you might be better off working with a team. Single agents might not always be available for a variety of reasons, and this can result in you losing a potential buyer. If your agent is out showing homes to another buyer for five, six, or seven days in a row, a lot of things might fall through the cracks. However, if that agent has a team behind them, there is always someone in their office available to help you and answer questions—your questions, questions from other agents about your property, and questions from buyers.

With a team, you get more experience.

If you have questions about a team, always ask:

  • Who will I be dealing with?
  • Who are the other members on your team?
  • What are their roles?
  • How will I be communicating?
  • What benefits do you offer?

You’ll want to know up front what the structure of their team looks like, and these questions will give you a good idea.
