Sellers often ask what the best time to downsize is. If you’re thinking about it enough to the point where you’re asking that question, the answer is probably, “Right now.” Many times sellers who are thinking about downsizing aren’t quite ready—they’re still attached to their home, but it’s just too large. They just aren’t using all of the rooms or all of the facilities within the community. Maybe they were golfing when they first purchased the home and now they’re paying a lot in fees for amenities they just don’t use. Maybe they were boaters, and now they’re paying really high taxes to be in a beautiful waterfront location with a slip that doesn’t hold a boat any longer.

A smaller home usually means less maintenance, and it’s often better from a financial standpoint.

For those people, it may be time to downsize. A smaller home usually means less maintenance, and it’s often better from a financial standpoint. You can cash out your equity and use it to enjoy life or invest it better. You may also need to downsize for medical reasons—maybe you need assisted living or better accessibility for mobility scooters, etc. When downsizing, it’s always better to be proactive.
