Today I’m going to be answering a question that I’m hearing quite often lately: “Should I list my home now or wait until after the holidays to sell?” The holidays are right around the corner, and many sellers fuss over this question. My answer to that question is, emphatically, “NO—do not wait.” There are many, many reasons why it’s a benefit to you to sell now rather than waiting. 1. There are fewer homes on the market today. A lot of your neighbors are out of town and will be returning after the first of the year. Quite often, we get flooded with inventory at this time. Classic supply and demand means that you’ll get a faster sale and a better price today. Well, the demand is high and the supply is low, so your home could really stand out as one of the few choices that buyers have now.

2. Buyers are more motivated. Anyone looking during the holidays is doing so for a reason. They would rather be out enjoying festivities, but if they’re looking for homes, chances are they’re going to buy a home. Wouldn’t you rather they see yours and know it’s available? 3. The holidays are an emotional time of year. Buyers make their decisions based on emotion, and emotion causes action. When your home is decorated for the holidays, it’s festive and warm and can evoke a feeling of comfort that a buyer needs in order to feel that they want to purchase your home. You can stand out—both see and be seen. 4. Buyers want to find a new home before the end of the year so they can enjoy the property for the new season, especially if they’re getting a mortgage. It could take anywhere from 30 to 60 days; if they want to be in a new home for the season, you can imagine they need to buy now. Isn’t that really the type of buyer you want to come see your home? 5. Buyers who traveled for the holidays have to make a quick decision. People love to travel during the holidays to see Naples and all of its grandeur—it really shines. There are also buyers in town visiting family and friends.
