If you’re putting your property on the market and thinking about making some upgrades so you can sell quickly and for top dollar, these are the five areas that will bring you the best return on your investment:
1. Landscaping: You need to have good curb appeal, so clean up your landscaping and trim the trees, bushes, and shrubs. You should also consider planting colorful flowers. Give the buyer that warm feeling when they pull up to the house that tells them what they’re looking at feels like home and makes them want to come inside.
2. Paint: Paint almost always brings a dollar-for-dollar return, whether it’s the interior or exterior, and it will go a long way in modernizing and updating your home.
3. Floors: If you have old, tired, worn, or stained carpeting, replace it. If you’d like to upgrade your floor and bring the home to the next level, install wood flooring or tile that looks like wood. Florida buyers like to have a cleaner finish for their flooring. Carpeting in the bedroom is acceptable, but in the main living area, buyers typically want wood or tile.
Upgrades in these five areas will bring you the best return on your investment.
4. The kitchen: Look at the cabinets, the countertops, the hardware, and the appliances. These are items that can really change the appeal of your kitchen. As they say, kitchens and bathrooms are what sell, so if you’ve got cabinets that look modern, all you have to do is change your countertops to granite or quartz. Buyers today prefer quartz over granite, and for the hardware and appliances, stainless steel is their preferred choice.
5. Bathrooms: There is no easier way to upgrade this area than by focusing on the light fixtures. You should also look at the cabinets, counters, and showers. If you can put in a seamless glass shower, it will immediately upgrade the bathroom. If you have metal trim and it’s showing any signs of wear and tear or oxidation, it’s time to upgrade. If the mirrors aren’t clean and clear or they’re showing signs of wear and tear, it’s time to upgrade them as well.
